1% of revenue generated
will be sent to an ecological
fund, which will be used for the onsite and local
conservation efforts as well as environmental education.
- 1% of sales applies to current
and future revenues from:
i. Sale
of real estate (condos and homes), new and future re-sales.
ii. Hotel
room rental revenue
iii. House
rental revenue
iv. Food
and Beverage revenue
-
The Boca de Iguanas area will be considered
an animal sanctuary. Security and hotel staff will enforce
the rules
- Animals to be protected
include but are not limited to… Iguanas,
Birds, Crocodiles, local mammals etc.
-
Habitat for local animals is being created
to encourage biodiversity.
- Local plants have being planted to
encourage migratory and local bird species nesting and
return.
- Each house includes “cave” areas
to sustain bat populations, which aid in reduction
of insects such as mosquitoes, flies and gnats.
-
A seasonal sea turtle nursery will
be set up seasonally to patrol the beach from Boca de Iguanas
to La ManzanillaOnsite biologists will patrol the beaches and
relocate nests laid by female turtles to ensure they are not
eaten by predators of the four legged or human kind. Once nests
are reburied within the safe guard of the Boca de Iguanas property,
guests can become involved in the release of newborns as they
hatch, and learn first-hand the incredible cycle of life.
- BDI will purchase an ATV for usage
at the camp and furnish materials for a small turtle camp.
- Volunteers and visitors are encouraged
to help with the camp.
- We are looking for partners, both financial
and work related in this camp (universities, conservation
groups, local residence and visitors etc)
-
BDI will create bilingual ecological
education signage to
be posted around the bay informing people of the importance of
the mangroves, the local ecosystem and the penalties associated
with destroying the ecology.
-
BDI will work with conservation organizations
to create children’s
educative pamphlets to teach the local children the
importance of not damaging the environment.
-
The development will maintain on staff
a certified
biologist to manage conservation efforts and oversee
overall health of mangrove, and make suggestions to protect
and ensure the survival of the mangrove.
-
The mangrove will be tested through out
the year to monitor its’ health.
-
The mangrove will be cleaned of trash,
and items that might obstruct the flow of water to the ocean
in rainy season
- The mouth of the mangrove
will be opened to the sea during rainy season.
-
The beach area will be cleaned daily;
Cars are no longer allowed on the beach (except for emergency
issues) to avoid sand compacting at the river mouth. Auto
traffic can
compact the sand, making it difficult for the mangrove to open
naturally.
-
Approximately 100 meters of mangrove will
be planted onsite at BDI
-
All sewage created at the project will
be treated by a certified biological sewage plant with the
cleaned water used for irrigation. A fully contained simple
to operate, cost effective and aesthetically pleasant Natural
Waste Water Treatment System to
clean wastewater to reuse standards without posing undue harm
on the surrounding environment. More

-
Grey water recycling to
encourage less waste and more reuse of the precious resource.
Using “green cleaners” – biodegradable
detergents, shampoos and soaps – will mean that runoff
from showers, dish washing and even pools can be utilized to
water the gardens.
-
Rain water collection systems are also
being designed to help out irrigation water usage during dry
months.
-
BDI will establish a community
recycle program for
plastics, glass. An onsite compost of organic
materials will supply the nitrogen-rich top soil to feed and
enrich the garden year-round and also limit waste going into
local landfill sites.
-
All houses and the hotel at BDI will include solar
energy arrays to supplement existing power grid structures
and lessen the impact on the surrounding environment with a
clean, natural energy source. Using the sun’s rays to
provide electricity and hot water will
lower the electrical bill, but will also mean Boca de Iguanas
will rely upon using less of another limited resource: natural
gas.
-
All houses are designed to Bio-Climatic design… allowing
maximized air flow, keeping the houses cool & reducing
the need for Air Conditioning.
-
The master plan has been designed to maximize
airflow through the property.
-
Master plan has large green areas to promote
local animal life, including large areas that will be keep
in their natural state.
-
Chlorine use in the swimming pool will be limited as newer
eco-technologies, such as ozone and salt based systems will be
used to keep the pools clean.
